Getting your renovation right first time is key if you want to stay on time and in budget. Here's three top tips from architect and TV presenter George Clarke, to help you do just that.

1. Convert the garden
“It is so obvious and simple; think of the garden as an extension of your home and look at ways to architecturally connect the two via bi-fold doors or a more controlled opening. Landscaping doesn’t have to be elaborate; zone into four or five different areas for lawn, cooking, and relaxing. This kind of improvement is way less expensive than a renovation but provides instant enjoyment, makes your home more appealing and adds value.”

2. Upgrade the bathroom
“Along with upgrading the kitchen, an obvious home improvement that adds value is a new bathroom. When it comes to selling, even in a difficult market, having a fresh, clean, hygienic bathroom will make your home more appealing.”

3. Convert the loft
“Converting the loft is such an obvious and affordable way to add extra sleeping quarters; it seems a shame not to take advantage of its potential. It’s fairly straightforward, but check with your local planning authority first.”
